Important Information

- All bookings accepted by the managing agent are subject to these terms and conditions that are deemed to have been accepted in full by the client/guest.

- Payment of a booking fee or rental charge also indicates acceptance of these terms and conditions.

- Renting serviced units from the managing agent is not intended to confer possession on the client/guest or to create the relationship of landlord and tenant between us and the client/guest.

- The client/guest will not be entitled to any form of tenancy.

- The client/guest confirms that they will not be occupying the serviced unit as their only or principal home.

- Rates are quoted and charged in ZAR at the current rate. Alternative currency rates are indicative only, are based on current exchange rates and are subject to fluctuation.

- Rates quoted are subject to availability and alteration.

- Special offers and certain periods may be subject to minimum stay requirements.

- 50 % of guests accommodation charge will be debited from credit card at time of booking, of which 10 % is non refundable should guests cancel the booking.

- In the event that the managing agent cannot debit this deposit from guests card then such reservation shall be null and void.

- Any additional costs incurred during guests stay shall be paid directly to the property prior to departure.

- The self catering units are serviced twice a week on weekdays only. The rental charge includes room cleaning service on week days, only.

- The managing agent changes guests bed linen once a week and towels twice a week. Unused bedding or towels will not be exchanged.

- Only guests specified by name at the time of booking by the client/guest may occupy the serviced unit. The client/guest must not assign, sublet or part with or share possession of the serviced unit or any part of it.

- The managing agent reserves the right to refuse admittance to the guest if they are in breach of this condition.

- Keys will be provided for the serviced units and are to be returned in line with the departure terms as above.

- A remote for the internal alarm of guests unit will also be provided.

- For any keys not returned, there will be a extra charge. For lost remotes a extra cost.

- WiFi internet access is provided in all serviced units and common room. Although the managing agent will endeavor to assist with any connection problems, the managing agent accepts no responsibility for the inability to connect to this facility.

- Only booked guests are permitted to use the pool and surrounding garden area from 8:00 AM to 18:00 PM, daily. As there is no constant supervision, it is stressed that guests are responsible for their own safety whilst in the pool area. Running, jumping or diving in the pool area or slashing out large amounts of water is not permitted. Please be aware that artificial grass can get slipperery when wet.

- Guests as parents or guardians must sure that guests children up until the age of 16 years are supervised at all times safely and looked after.

- There shall not be any violent behavior.

- The managing agent hereby also refer to the liability disclaimer that the managing agent are not responsible for death, personal injury or loss or damage to property suffered by a guest in such areas.

- As we installed artificial grass around the pool, smoking or making a braai in this area is strictly forbidden.

- During summer the managing agent refill the pool during with rain water that was gathered in containers during the winter month.

- As of municipal water restrictions in the Western Cape, the managing agent might not be allowed to raise the water level if resources are limited. This might result in not functioning of pool pump and pool cleaning systems. As this is out of our control the managing agent cannot be made responsible if this situation arises.

- The refuse bin is emptied once a week on early Wednesday mornings. Please ensure that guests drop the bags no later than on a Tuesday evening.

- An average water and electricity consumption is included in guests rental. Please help to not waste electricity especially if guests are not present in guests rooms.

- Due to the drought in this region the managing agent as landlords are hold on duty to ensure that water is used wisely by the guests. Please make sure that taps are closed while guests leave the rooms. The amount of washing runs, shower and tap water or usage of towels should please be on an economic level.

- The managing agent reserves the right to charge for extra consumption.

- The client/guest is responsible for taking all reasonable care of the serviced unit and its contents. The serviced unit and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the rental period.

- No items may be removed from the serviced units. Except in the case of normal wear and tear the client/guest will be responsible for making good any damage to the serviced unit or its contents which has occurred due to negligence, willful damage or irresponsible behavior on the part of the client/guest or their visitors. Such damage must be reported to us without delay.

- In the event that breakages or damage are discovered, or extra cleaning required, after departure, the managing agent will notify the client/guest in writing within 7 days of departure, providing detail of the issues and an invoice for the cost of rectifying them.

- Pets are not allowed and therefore cannot be not be kept within the facilities.

- Smoking is not permitted in any rooms of the facility and also not permitted around the entire pool area as artificial grass is installed there. Please be aware that due to the dry grass and wind during the winter month a single cigarette cheroot reaching the outside of the property could cause the entire Nature Reserve to catch fire, rapidly.

- It is guests personal responsibility to not cause disasters like this due to negligence. The use of fireworks for whatever event on the property is also prohibited as this might cause fire disasters in the Nature Reserve.

- The managing agent cannot be made responsible for any fire damages outside of its property.

- Any complaints must be made in writing immediately to the managing agent. The managing agent shall not have any liability for any complaint received after the completion of the rental period.

- Please do not leave any valuables, credit cards or travel documents other than in the safe provided to guests in the unit. Guests must report any loss of or damage to their property immediately on discovery to the management of the managing agent.

- Guest as the guest and us may need make ourselves available to assist with any reports to be made to the police.

- Property that is left behind in the guest rooms will be kept for 3 weeks. All unassigned property will be forwarded to a charity or disposed of depending value.

- If the managing agent sends articles back to the customer, the managing agent will charge a postage and packaging fee to the credit card on file.

- The managing agent shall not be liable to a guest for any loss or damage to property caused by the misconduct or negligence, or where the guest remains in exclusive charge of the property concerned.

- The liability for any other loss of or damage to property of the guests is limited to a extra cost for any one article.

- The managing agent, owner, staff or management will not be responsible for any injury, illness, death, loss (for example loss of enjoyment), damage, expense, cost or other sum or claim of any description whatsoever which results during the rental period on its property. It is agreed that for guest outside of the Republic of South Africa the law of the Republic of South Africa shall apply, if any dispute occurs. 

Cancellation Policy

- Reservations may be cancelled or amended up to 24 hours prior to day of arrival.
- Failure to cancel guests booking prior to this time will result in an automatic charge equivalent to 1 night accommodation being charged to guests credit or charge card. 
- To cancel the booking please email the managing agent directly quoting the booking reference number issued with guests confirmation. 
- A premature departure incurs that the managing agent may charge for the full booking. 
- Cancellation 0 to 14 days or no show forfeits 100 % of deposit. 
- Cancellation 15 to 28 days forfeits 75 % of deposit.
- Cancellations 29 days or more forfeits 50 % of deposit. 
- All cancellations must be sent in writing. No verbal cancellations will be accepted. All cancellations must reach the managing agent by email.
