This North-facing apartment is situated on the fourth floor, right above the Juliette B 307 apartment. Should guests be traveling in a group, it would be perfect to rent these two apartments as it gives guests just the right amount of space and is situated close enough for those early evening sun-downers with friends.

This apartment opens up into the modern open-planned kitchen, dining room and lounge areas. The kitchen is well equipped for self catering with all the modern appliances including a washing machine, tumble dryer and a dishwasher. Both the lounge and separate bedroom, open up onto the spacious balcony that boasts lovely canal water views. Juliette 407 offers a queen sized extra-length bed and an en-suite bathroom with a walk-in shower. The bathroom features underfloor heating. The lounge sofa can be equipped with a mattress and extra bedding for a young child, if arranged with prior to arrival.

Both the bedroom and the lounge have a television and the apartment has a guesthouse DSTV satellite package. The lounge television has a BluRay DVD player. The balcony is the ideal place to sit and relax after a day of sightseeing. Enjoy the views of the canal as one soaks up the sun.

Important Information

Deposit Policy:
- 50% (fifty percent) deposit is required to secure the reservation.
- 50% (fifty percent) final payment is required 30 days prior to arrival.
- Should the balance of 50% (fifty percent) not be paid within 30 days prior to arrival the reservation will be cancelled and the deposit kept (if no prior arrangements are in place in writing with the managing agent).
- Any booking made within a 30 day period prior to arrival will require 100% payment.

General conditions form part of the lease agreement:
- The managing agent is acting as broker on behalf of owner and Guest. These terms and conditions govern all reservations made through the managing agent.

- All reservations through the managing agent and all matters arising from them are subject to South African laws and to the exclusive jurisdiction of the Magistrates Court in Cape Town.

- Owner and guest accept these conditions on behalf of all those who have an interest in the referenced rental property and all members of the guests party. Guest hereby chooses Domicillium Citandi et Executandi for all purposes at the leased premises.

- The managing agent accepts no liability whatsoever for any aspect of the arrangements and, in particular, accepts no liability for any loss, personal injury or death however incurred. Although the managing agent uses all reasonable endeavors to ensure the accuracy of all information provided, the managing agent cannot accept any liability whatsoever for any problems that may occur, while guests occupy the holiday property.

- All information has been provided in good faith and no liability is accepted whatsoever by the managing agent.

- That the premises shall be used solely and exclusively as a private residence and shall be occupied by no more than the number of persons shown as guests on the booking confirmation. That the guest shall not sublet the premises or any part thereof, nor allow the premises or any portion thereof to be used by any other person other than the guests immediate family and visitors without the managing agents prior written consent.

- No commercial activity of any nature is allowed on the premises, nor can the premises be advertised in any media. No illegal activity may be carried out on the premises.

- Pets are not allowed on the premises, unless approved in writing by the managing agent.

- If guest is in breach of this agreement, Owner has the right to cancel the lease immediately, without returning any monies paid and lock out the guest, in addition to other remedies available under the law.

- For properties with a pool: Should a minor child, a member in the guests party or any invitee of the guest enter the property and an accident occur, the managing agent will not be held responsible for any negligence on behalf of the guest.

- The owner and managing agent are irrevocably indemnified by guest against any claim for injury to the guest, his family or visitors and against any claim for loss or breakage of personal effects, which may arise whilst occupying the premises.

- Owner acknowledges that upon receipt of the reservation deposit noted in this agreement, which must be received from guest by no later than the date indicated, along with an executed copy of this agreement and copy of guests passport, he/she agrees to rent the property to guest for the period indicated, subject to these terms and conditions.

- Balance of the rent must be received by the owner no later than the date indicated on the booking confirmation. In the event that this balance is not paid as stipulated, the owner has the right to cancel this lease without a refund to guest.

- Guests or any member of his/her party may cancel this reservation at any time however it is not guaranteed that any monies will be refunded.

- The managing agent strongly recommend that travellers purchase trip and medical cancellation insurance.

- It is guests responsibility to ensure that he/she and the members of the party do not behave in a way which causes offence or danger to others or which risks damage to property belonging to others. In such circumstances the holiday property owner or the managing agent has the right to terminate arrangements made, in which case owners responsibility to guest ceases immediately and there can be no refunds, no payment of compensation and no reimbursement of any cost or expenses guest may incur as a result. Furthermore, guest will be liable to reimburse owner for any expenses whatsoever it incurs as a result of wrongful behaviour.

- It is a policy of the managing agent to take a security deposit to cover the cost of damages caused by guest, which is refundable either on the departure date or if it is not possible, due a compelling reason, then within 15 days by the managing agent, after checking out. Guest is responsible for the full extent of damages caused due to his/ her negligence or expenses caused and such responsibility is not limited to the amount of the damage deposit.

- Owner shall maintain the rental property, in accordance with good hospitality industry practices. Owner shall be responsible for payment of electricity, subject to allowance stated on the booking confirmation, water, rubbish removal, sewerage, rates, etc.

- Non smoking apartments (guest will forfeit damage deposit if they smoke inside), no guns, no disorderly behaviour will be accepted damages to property/neighbouring property will be charged for late arrival/early departure fees may apply estate rules apply and will be handed to guests on arrival. 

Cancellation Policy

- A reservation cancelled by notice in writing at least 30 (thirty) days prior to arrival date may be released, but the rental deposit may be forfeited.
- Should the managing agent be able to rent the property for those dates and at the same rates, the rental deposit may be refunded.

Any invoiced guaranteed bookings that are cancelled after the periods held above are subject to the following cancellation penalties:
- 100% cancellation fee will be charged on a total booking for bookings made within 30 days prior to arrival or in case of a no show.
